Frequently Asked Questions
At Sotobe Properties, we know that clarity is key. Here are some common questions answered.
What types of properties do you offer?
Our current listings range from R450 000 to R2 950 000 and cover freestanding family homes, townhouses in secure complexes, apartments and vacant land. Stock changes regularly, so the listings page is the best place to see what is available right now.
How can I schedule a viewing?
Call us on 065 887 4409, email info@sotobeprop.co.za, or send a message through the form on this page. Let us know which property you are interested in — the suburb and price help us find it quickly — and we will arrange a time that suits you.
What is the buying process?
Once you have found a home, you sign an Offer to Purchase. If you need finance, you apply for a bond and the bank sends a valuer to the property. When the bond is approved, the seller’s conveyancing attorney handles the transfer: you provide FICA documents, pay transfer costs, and pay transfer duty to SARS if the price is above R1 210 000. Registration at the Deeds Office usually takes around three months from acceptance of the offer. Getting pre-approved before you start looking makes the process faster and strengthens your offer.
Do you assist with selling properties?
Yes. We start with a market-related valuation based on recent sales in your suburb, then agree a mandate and asking price with you. From there we market the property, handle viewings and screen buyers, negotiate offers on your behalf, and stay involved through the bond and transfer process until registration.
What areas do you cover?
Richards Bay and its suburbs — Arboretum, Meer en See, Veld en Vlei, Brackenham and Birdswood — along with Empangeni and eSikhaleni. We also work with buyers relocating from Mtubatuba and the surrounding areas into Richards Bay and Empangeni.
